Rates are intended for the entire apartment per night. Wi-fi all around the house, initial bed and/or bath linen supply (upon request), use of the garden, cost of the final cleaning are all included in the rate.
If you stay at least 1 week we apply a further discount, starting from 5% and rising.

The easisest and quickest way to book your stay is to contact us directly and ask to reserve an apartment. We will not request any advance payment or any other formality other than your personal data at the booking: we have decided to do this by virtue of the reliability showed so far by the great majority of the guests who have chosen a direct contact / reservation instead of using the big online booking agencies. The flexibility and custom-tailoring we can guarantee with the direct approach and the climate of trust often established right from the first contact with our guests make us very confident that the fairness on the guests' part will never fail.
It is possibile to book an apartment for a minimum of 3 days of stay and a maximum of 30. The request must be made at least two days prior to the check-in date (you book today for the day after tomorrow).

Based on this trust we guarantee and the reliability we expect, we ask you, in case you have to cancel your reservation, to let us know it as soon as possible and, in any case, as a deadline, within the midnight of the third day prior to the estabilished check-in date. (e.g. check-in date July 15 – cancellation is possible within midnight of July 12).
A simple lease agreement for tourist purposes is signed at the check-in, that must be paid entirely and preferably in cash. We also request a security deposit of 50 euros, which will be returned at the end of your stay when we have checked that the apartment has been left in the same state as you found it. We don't accept credit/prepaid card payments at the moment, but if you have a Paypal account you can pay with no commission charges by sending money directly using your account balance: we will guide you on how to do it securely and easily.
The Tourist Tax is in force in the Municipality of Duino Aurisina, to which Sistiana belongs. The tax applies to tourists over 12 years of age, with some exemptions, for the first 7 days of stay, from April 1 to October 30. For vacation rentals, the amount is € 1,00 per day per person. The tax must be paid in cash at the check-in.
HYGIENE: Since the time we began hosting we have always assigned the utmost importance on the hygiene of the apartments and the frequent appreciations received by our guests on this aspect keep motivating us. Following the Covid-19 emergency we conformed to the institutional Italian sanitization guidelines. In addition, between the check-out of a guest and the check-in of the next ones we always allow a minimum of 24 hours of time in order to ventilate and to sanitize the rooms thoroughly.
